Access Policy

Pre-Arrival

  • There is a bus stop, ask for Earls Hall Drive, at the end of the farm lane (1/2 mile).
  • Clacton on Sea Train station is 15 minutes away by car.
  • There are local taxi services with accessible taxis if required, we can make a booking for you.
  • Brochures and information can be provided in large print and Braille by prior arrangement.

Arrival and Car Parking Facilities

  • Follow the A133 to Clacton, at the St Johns roundabout take the 4th exit, B1027 to St Osyth and follow this road for approx 2 miles. A sign for Earls Hall Drive can be seen on the left hand side of the road, turn right in to the lane and follow the road, about ½ mile, past a cream bungalow and white house. Turn left between the farm buildings and keep going, Pond Cottage and Pond House will be in front of you.
  • Non marked Parking spaces are allocated to the side and rear of the back of the property. There is plenty of room for all vehicles and the car parking area is covered with gravel.
  • The surface to Pond Cottage is level concrete.
  • We can assist with luggage.
  • The village of St Osyth is 1½ miles away from Pond Cottage.
  • Clacton on Sea and the main shops are 2 miles away.

Self Catering

We aim to cater for the needs of all visitors in our self catering cottage. The cottage was refurbished in 2004, it is brick built with double glazing through out and is an annexe of Pond House where we offer B&B. Low energy light bulbs are used throughout the cottage and it has an oil fired Combi boiler. There are no toilet facilities down stairs. The cottage faces south therefore gets a full range of sunlight throughout the day. WiFi and Free view TV is available throughout the cottage.

Main Entrance

  • The door is 74cm wide with a step over of 20cm and opens into a small lobby 75 cm wide which also houses the oil fired boiler and a step down of 18cm high. This area has Karndean slip resistant flooring.
  • The stairs are also in this area and have 12 steps each measuring 20cm high with a dog leg after 4 steps. The stairs have short pile carpet.
  • A door opening inwards to the sitting room area is 71cm wide.
  • Ceiling mounted Fire Alarm.

Sitting Room, Dining Room and Kitchen – Open Plan

  • Free floor space area of approx 200cm x 300cm.
  • A 2 seater sofa, 1 armchair and 1 reclining armchair are provided plus a nest of tables varying between 46cm and 50 cm high
  • The sitting room leads into the kitchen/dining room area which is open plan.
  • The TV, Video, DVD player are situated on a stand 42cm high with the Radio above at 144cm high. All have remote controls.
  • The kitchen table measures 120cm x 90cm with 62cm clearance from the floor and the chairs are 47cm high, one having arm rests
  • The sitting room and dining have a short pile carpet.
  • Free floor space is 320cm x 162 cm approx.
  • A cupboard for storage, cleaning, laundry items and sun chairs is situated behind an armchair.
  • Patio doors open outwards, width 120cm x 172cm, step over of 17cm, on to an enclosed paved area of 250cm x 600cm with an outside picnic table.
  • Window opens out from the top.
  • All plug sockets at 44cm high.
  • All light switches at 114cm high.

Kitchen

  • Free space area of 320cm x 162cm approx.
  • There is a dresser of 85cm high and 92cm wide contains all the local information, games, instruction booklets, table mats and table clothes.
  • Fitted kitchen with worktops and sink unit 89cm high with a window above the sink opening outwards.
  • A floor standing integrated washing machine and dish washer.
  • Toaster, Kettle and Microwave are free standing and situated on the worktop.
  • Wall cupboards are 142cm high with integrated lights.
  • The electric cooker and hob are built in and have a cooker hood, extractor fan and light.
  • The fridge/freezer is also built in with the freezer being below the fridge and the handles at 89cm high. The total height of the fridge to top shelf is 176cm.
  • Waste bin is under the sink.
  • All plug sockets at 23cm above worktop.
  • All light switches at 44cm high.
  • Kitchen floor surface is slip resistant cushion floor.

Stairs and Landing

  • There are 12 steps up with dog leg after 4steps, all have short pile carpet.
  • A hand / grab rail is on the right going up.
  • Top of the stairs has 2 sockets, 50cm high, emergency night lighting and fire alarm.
  • Bedrooms are to the right and left at the top of the stairs.

Bedroom 1 (left at top of stairs) En Suite

  • The door opens in towards to room and is 68cm wide.
  • Light switches for the room and bathroom are on the left 107cm high.
  • A 63cm wide door is to the left and opens into the bathroom.
  • Window opposite the bathroom opens out from the top.
  • The room has a king-size double bed and built in cupboards and drawers. The bed height is 68cm.
  • Space to the sides of the bed 74cm, both sides.
  • The bedside lights are touch base sensitively activated, 4 settings.
  • Clock radio on the bed side table, 69cm high and a wall mounted, remote control TV at 164cm high.
  • South facing window beside the bed is a sash window and is also a fire escape.
  • Wall mounted long mirror.
  • Bed linen is Polyester/Cotton and pillows are non allergenic and non feather.
  • All plug sockets at 50cm high.
  • All light switches at 107 high.

  • The basin is pedestal mounted, rounded basin and 80cm high.

  • The shower is 75cm x 117cm with a grab handle at 91cm high, a step over of 24cm into the shower.

Bedroom 2 (right at top of stairs) En Suite

  • The door opens in towards to room and is 66cm wide.
  • Light switches for the room and bathroom are on the right at 107cm high.
  • A 63cm wide door is to the right and opens into the bathroom.
  • Window opposite the bathroom opens out from the top.
  • The room has twin beds and free standing bedside cupboards and drawers. The bed height is 67cm.
  • Fitted wardrobe and shelves.
  • Space to the sides of the bed are 38cm both sides
  • 2 bedside lights.
  • Clock radio on the bed side table at 63cm high and a wall mounted, remote control TV at 134cm high.

Bed & Breakfast

We aim to cater for the needs of all visitors in our home and offer Bed & Breakfast in 2 en suite bedrooms. Guests also have the use of downstairs sitting room and breakfast room. The house was built in 1854 with red brick and is of Victorian design. It is double glazed throughout and has oil fired central heating and is South Facing. Because of the age of Pond House there are some low ceilings and slight differences in floor levels. WiFi and Freeview are available throughout the house.

Pond House is not a listed building.

  • The breakfast table measures 117 x 187 and has clearance from floor of 72cm, seats 6-8 guests.
  • Cereals and fruit are served from a side board which is 94cm high.
  • Windows open out and there are sliding patio doors with a 23cm step over on to a paved area.
  • A toaster is provided on a trolley 55cm high.

  • To the rear of the cottage is a grassed area for recreation (not enclosed).
  • A Public Footpath runs through the farm.
  • We are a working farm and great care should be taken when out walking.

  • Washing machine is provided in the kitchen.
  • Washing line is available on the grassed area to the rear of cottage.
  • Tumble Dryer is available in the outside shed to the rear of the cottage.

Shops

  • No shop on site.
  • Nearest shops in Clacton are 2 miles.
  • Tesco and Morrison supermarkets are 2 miles away.

Leisure Facilities

  • Walking, fishing and bird watching on site only.
  • Nearest Leisure Centre is Clacton on Sea.
  • Seafront 2 miles
